Our Process

GVD identifies land which has the potential to secure planning permission for residential development.

Securing planning permission for residential development is an excellent means to earn money from your land.

We are confident we can increase agricultural land values by up to 50 times.
1. Proposal

GVD will send a proposal in writing to the landowner.

2. Exclusivity Agreement

The landowner completes our Exclusivity Agreement (granting GVD six months exclusivity).

3. Pre-application 

GVD prepares Pre-application and submits to council.

4. Promotion Agreement

GVD will engage with land owner to secure a Promotion Agreement or Option Agreement

5. Planning Application

GVD prepares a Planning Application and submits to the council

6. Approval

Planning Application is determined by the council.

7. Marketing of land

GVD widely markets your land to achieve the best possible value.

8. Sale of land

Upon completion of sale the net proceeds are shared between the landowner and GVD, as agreed in the Promotion Agreement or Option Agreement.

Our Process

We carry out a detailed site review and calculate the potential number of houses which can be accommodated for development.   A market appraisal of house prices within your local area is used to estimate the value of land once residential planning permission has been obtained.

A land promotion agreement or option agreement is completed between GVD and yourself the landowner, a planning application is then prepared by GVD and submitted to the council.

Once planning permission has been obtained, your land will be marketed by GVD to achieve the best possible value.
