
Introduction
The site is located on land at Highfield Equestrian Centre, Hemsby, Great Yarmouth. The site comprises 15 acres (6.08 hectares) of undeveloped land, currently in use for grazing horses.
The site is bound to the north by the residential development along Newport Road, the equestrian centre to the east, and Yarmouth Road to the west. The southern boundary of the site is further farmland, arable in its nature.
There are no listed buildings affecting the Site.
To the north of the site, is the village of Hemsby, which is well served with various services and facilities such as shops, pubs, churches and primary school. To the east of the site towards the coast are a number of well-developed holiday caravan parks.
The main vehicular access into the site would be from Yarmouth Road, along the western edge of the site, offering connections to public footpaths, and public transport, offering bus services to Great Yarmouth and Lowestoft.
Proposed Development
The development proposal comprises construction of up to 150 residential dwellings including 30 affordable and 120 open market, new vehicular access, new pedestrian/cycle access, and associated infrastructure and landscaping works, with all matters reserved except for access.
